HELLO SPRING! Despite all that is going on in the world it has been so nice to see the cherry blossom’s blooming, the days getting longer and the weather warming up. Spring is without a doubt our favourite season of the year and during times like these it is always good to stop and appreciate the little things like this. We have had a busy month, surprisingly with an influx of new purchase enquiries. Covid has most definitely triggered a wave of “covid relocations”, for us anyway, we have a large proportion of clients wanting to upgrade their owner occupied homes! We are looking forward to our first virtual awards night this Thursday, where we have been named a Finalist in the category of “Entrepreneur of the Year”. It will be a whole new experience getting all dolled up to sit in the office sipping champagne on a zoom call, but we are excited for the experience nonetheless and are looking forward to celebrating with some of the finest women in the finance game. We will report on the results on Friday, fingers and toes are crossed but despite who takes it out we feel very honoured to be recognised as leading female Entrepreneurs in Financial services. This recognition alone is something we are very proud of! We celebrated a milestone last week, Two Birds One Loan turned two! It feels very cool and surreal to reach this milestone, and we are so thankful for the support we have received from all of our amazing clients who have been on this journey with us.

PROPERTY REPORT
Housing values recorded a 0.4% fall in August on its fourth month decline due to the impact of COVID-19. However, the rate of decline has eased over the past two months and five of the eight capitals recorded steady or rising values through the month. In the Home Value Index report from CoreLogic, Melbourne’s housing market, again, has posted the largest fall over the month,
down at -1.20% in August. The rest of the capital cities all performed better as compared to the previous month. The decline in home values has eased down in Sydney (-0.46%) and Brisbane (-0.07%) while Canberra (+0.53%) and Adelaide (+0.02%) remained firm. Home values rose in Perth (+0.02%), Hobart (+0.13%), and Darwin (+1.00%).

NEGOTIATING TACTICS FOR SPRING BUYERS
Interest rates remain at a record low currently, and the property market is expected to heat up as we enter spring despite the economic challenges due to the pandemic. Listings remain low compared to last year, which means that as a buyer, there may be more competition for properties this spring.
So, if you are in a good financial position and considering buying this spring, it’s a good idea to arm yourself with some sharp bargaining tactics before diving in.
